Building and pest inspection prices: a guide for Ballarat buyers
Use these published ranges to budget for an inspection in Ballarat. The independent inspector sets the actual price once they know the property's size, age, access and location.
Published ranges, not local quotes. Confirm the price with your inspector. These ranges come from published Victorian sources (listed below), not from a Ballarat price list. They are for planning only and are not quotes. Confirm the price with your inspector.

What changes the price
- Size and number of storeys: more rooms and roof area take longer to inspect and report on.
- Age and construction: older weatherboard homes with subfloors and roof spaces need more time than a newer slab-on-ground brick veneer.
- Access: a crawl-space subfloor or a roof void with good access lets the inspector see more, but adds time.
- Outbuildings: sheds, granny flats, pools and retaining walls are often priced as extras.
- Travel: properties well outside Ballarat (for example Daylesford or Beaufort) may attract a travel fee.
- Turnaround: same-day reports before an auction may cost more.
- Extras: thermal imaging, moisture meters, drone roof photos and strata report reviews vary between inspectors.
Where these figures come from
The combined, building-only, timber pest and older-property ranges are from the RACV's guide to building and pest inspection costs, updated 20/10/2026 (RACV). RACV's building-only figure is for Melbourne, and it notes that regional prices differ, so treat it as a guide for Ballarat rather than a local rate. No reliable published figures were found for stage, pre-handover or re-inspection prices, so those rows say quote required.
Why the cheapest report is not always the best value
An inspection costs a few hundred dollars. A missed stump, damp or termite problem in an older Ballarat home can cost many thousands. When comparing quotes, check what is included: roof space and subfloor access, a thermal camera or moisture meter, photos, the Australian Standards the report follows, professional indemnity insurance, and whether the inspector will talk you through the findings. A cheap report that excludes the subfloor is not a saving on a home built on stumps.
